Property is the second largest fixed expense for most companies, yet recent research by CORNET suggests that as much as 50% of corporate office space goes unused at any one time. CB Richard Ellis recently reported that prime office rentals in Bangkok stood at THB 700 per square meter (psm) per month; prices are expected to bottom out in Q4 2009 but are likely to increase as the global economy recovers. For every hour that office space goes unoccupied, there are also overheads for utilities, equipment and human capital that need to be considered. Additionally, workers who spend most of their time in the actual office building may still spend hours every day away from their individual workstations. Companies should aim to increase the efficiency of their cost-intensive real estate footprint, by creating more flexible options for employees depending on when and where they work.
"Flexible working was traditionally viewed as a privilege for employees with 'special circumstances', but it is now gaining acceptance as a cost-conscious business practice that benefits the company as much as the

When it comes to expansion, companies should also consider the option of fully furnished and equipped business centres instead of traditional real estate leases. These business centres typically have flexible short-term contracts, allowing companies to easily and inexpensively expand or reduce their office space without changing locations.
