Highlights Proactive Asset Management for Enhanced Profitability and Long-Term Returns

AIM Real Estate Management Company Limited, as the REIT manager of AIM Commercial Growth Freehold and Leasehold Real Estate Investment Trust (AIMCG), and Thonglor Management Company Limited (TLM) announced their strategic partnership today at the MUU Bangkok Hotel. Together, they also unveiled the transformation of 72 Courtyard (former name) into "ROW 55" which is now set to become a new lifestyle landmark on Soi Sukhumvit 55 (Thonglor).

ROW 55 is developed based on the 'EAT-MEET-MOVE' concept in response to modern urban lifestyles. Positioning itself as an all-day destination, it will curate a wide range of dining, socializing, and wellness offerings for urbanites to enjoy balanced living from morning through the night. Spanning over 5,019 square meters, this destination includes commercial space, common areas, and a car park. Its official opening is scheduled for the second quarter of this year.

Driven by the "Change, Adapt, and Invest" strategy, the development of ROW 55 aims to enhance asset value and generate stable income. Securing CHARTER and The Athletic Club as anchor tenants has resulted in 100% occupancy on its first floor, reflecting a positive market response and strengthening long-term returns for unitholders.

REIT Manager's Enhanced Role towards Proactive Management

Mr. Charasrit A. Voravudhi, Chief Executive Officer of AIM Real Estate Management Company Limited, revealed that the company has transitioned from a traditional investment supervisor to an active REIT manager, setting its sights on transforming AIMCG into a full-scale strategic owner that directly involved business-direction planning and hands-on asset management to systematically enhance its investment portfolio's value.

"As the REIT manager, our primary responsibility is to safeguard unitholders' interests. In the face of the dynamic capital market and rapidly evolving real-estate landscape, sticking with traditional models can become a risk. Therefore, we decided to realign our strategy proactively, before limitations could impact our revenue structure," he said.

Rebranding the former 72 Courtyard as ROW 55 reflects an effective response to shifting consumer behaviors. Recognizing that the original nightlife model had limitations regarding operating hours and revenue generation, the company has positioned ROW 55 as an all-day destination. This positioning expands earning opportunities throughout the day and unlocks the full potential of the prime Thonglor location.

AIMCG utilizes the "Change, Adapt, and Invest" framework as its core asset management principle, which ushers in "change" when conditions become unfavorable, encourages "adaptation" to keep pace with market trends, and promotes "investing" to enhance future revenue potential. Although the revamp may impact short-term revenue, it establishes a strong foundation for sustainable growth.

Mr. Charasrit added that this approach will also apply to other assets in the portfolio to enhance revenue efficiency, elevate value, and strengthen the stability of the trust's overall returns.

For the development of ROW 55, the trust has appointed Thonglor Management Company Limited (TLM) as the project manager to upgrade operational standards and fully drive its commercial potential.

Hotel-Standard Management for New All-Day Destination

Mr. Chairat Sangtong, Managing Director of Thonglor Management Company Limited (TLM), stated that as an expert in comprehensive real estate and hotel management, his company aims to optimize asset performance, enhance revenue efficiency, and protect long-term investor value.>> As a strategic partner to AIMCG, TLM engages in setting ROW 55 management direction in line with the needs of target groups in the Sukhumvit and Thonglor areas.

TLM applies its experience in managing premium residential and hotel projects, including the MUU Bangkok Hotel, to the development of ROW 55 to elevate service quality and space management with distinctive differentiation.

With over a decade of experience in Thonglor area, TLM has a deep understanding of high-spending consumers' behaviors and is thus able design a practical tenant mix and space layout that meet actual lifestyle needs.

ROW 55 has shifted towards an all-day model to extend opening hours and generate consistent revenue. By bringing restaurants, cafes, fitness centers, and wellness services into a single location, it effectively accommodates working, socializing, exercising, and relaxing.

TLM targets a 100% occupancy rate by the fourth quarter of this year, with a clear plan to select tenants with financial stability and clear customer bases, alongside effective cost management and profound business expertise.

"We do much more than manage the building, as we also participate in the project's budgeting and management-direction planning to achieve the ultimate goals of enhancing revenue efficiency and driving sustainable growth in project value," Mr. Chairat said.

Securing Strong Anchor Tenants to Establish Lifestyle Landmark

Following the rebranding, ROW 55 has received positive feedback from high-quality entrepreneurs, including CHARTER, which has joined as an anchor tenant.

Mr. Kasidit Bunkerd, founder of CHARTER, said, "The project's location in Thonglor is a key factor in our decision. This area has demonstrated solid demand throughout the day and has a diverse customer base. We view ROW 55 as more than just a commercial space; it is a destination that accommodates work, wellness, and socializing in a single location. This model will generate consistent foot traffic and support the establishment of long-term customer relationships."

CHARTER positions itself as a lifestyle platform reflecting modern living through diverse offerings, including all-day food and beverage services, along with spaces for work and relaxation. Featuring a relaxed, pet-friendly setting and community-building activities, its space truly caters to urban lifestyles from morning to night.

"Our goal for the first 12 months is to build a strong, loyal customer base. We want CHARTER to become an integral part of daily life for Thonglor residents," Mr. Kasidit said.

ROW 55 has also partnered with an exclusive fitness brand, The Athletic Club, to integrate comprehensive wellness components into its space for balanced physical and emotional wellbeing.

100% First-Floor Occupancy Reinforces New Model's Potential

The partnerships among AIMCG, TLM, and anchor tenants reflect a business restructuring toward a model that generates recurring income and significantly enhances space utilization efficiency.

Achieving a 100% occupancy on the first floor from the initial phase underscores market confidence in ROW 55's development direction and serves as a crucial foundation for stabilizing long-term returns for unitholders.
