JLL Thailand advises on historic jewellery workshop conversion to 77-room Aiden Surawong as Bangkok asset repositioning activities accelerates

Adaptive reuse of a former jewellery workshop underscores the shift toward value-add repositioning and experiential hospitality in Bangkok's hotel investment market

JLL Thailand has advised on the sale of the leasehold interest in the development structure for Aiden Surawong Bangkok, marking the Southeast Asia debut of BWH Hotels' Aiden lifestyle brand. The 77-room property, created through the transformation of a former jewellery workshop on Surawong Road, officially opened on 11 May 2026.

The project reflects a growing emphasis on repositioning existing assets in Bangkok's hotel market, where heritage locations and strong brand narratives are increasingly shaping investment decisions. JLL Thailand supported the client from site sourcing through lease term negotiation and execution.

"Aiden Surawong reflects the Thailand's hotel investment cycle, which has evolved into a more selective market where the repositioning of existing assets is generating value. What determines whether a repositioning succeeds is matching the right site to the right developer, and seeing that through to operator commitment without losing the original underwriting along the way. Aiden Surawong Bangkok occupies a building that had been closely connected to Bangkok's jewellery and gem trade for more than five decades. Rather than replacing the site's identity, the redevelopment reinterprets its heritage through hospitality. The hotel's interiors draw on gemstone references, geometric forms, and 1920s Art Deco influences, while reflective materials, ambient lighting, and social spaces such as CLUB RUBY and the Gems Pool create an immersive atmosphere rooted in the building's past.

JLL helped us evaluate the property's potential and structure a lease that aligned with our long-term vision for the asset. For us, the building represented much more than a redevelopment opportunity. Rather than replacing its identity as part of Bangkok's jewellery and gem trade, we wanted to reinterpret its story through hospitality. The hotel's location in Surawong places it within one of Bangkok's most established central hospitality corridors, an area known for the organic coexistence of historic commerce, nightlife, local dining, and creative culture. Situated between Silom, Bang Rak, Yaowarat, and Sathorn, the district has become increasingly attractive to hospitality investors and operators seeking authentic urban settings with long-term appeal. This is evident from recent projects in the area, including the newly renovated Voco Surawong and Montien Surawong, while upcoming developments include Mondrian Silom, Hatai's Six Senses, Unbound Collection by Hyatt.

Demand momentum for hotel assets in Bangkok continues as JLL data shows a total investment volume of THB 27.6 billion in 2025, well above the 10-year average of THB 13.9 billion. Volume in 2026 is expected to normalize and reach THB 13 billion. Bangkok remains the country's most sough-after market, comprising over 74.3% in Thailand's 2025 investment volume on the strength of peak average daily rates.
