Ayutthaya Park Investment Group heavily spent more than 1,000 Billion Baht to re-designed the look of the Shopping Mall and rebrand it to “Ayutthaya City Park” focused on the Center of Lifestyle and Leisure of the upper Central Thailand with 20% growth rate.
The big investment group in Phranakorn Sri Ayutthaya Province, owner of “Ayutthaya Park Shopping Mall grasped the chance when the buying power is increasing from the expansion of the Industrial Estate, ASEAN Free Trade Zone together with the big growth rate of the city and turned the Mall lively again by heavily spending more than 1,000 million Baht to rebranding and totally re-designing it. So, the selling areas have been increased to serve the need of the customers according to their lifestyles. The aim is to create the center of life styles and leisure in the upper part of Central Thailand expecting the growth rate of 20%.
Mrs. Pranee Danchaiviroj, Managing Director of Ayutthaya Park which is the biggest Shopping Mall in the province has opened for over 15 years with 105,000 square-meters service areas revealed to the media that Phranakhorn Sri Ayutthaya Province is regarded as the city with continual economic growth with high potentiality. Considering the Gross Provincial Product, Ayutthaya is ranking number 4 of the Country. The locals in this province and in the vicinity are the higher income group than the others especially the expatriates. There are 5 industrial estates: Bang Pa In, Hi-tech, Rojana, Saha Rattanakhorn, and Factory Land. Each is expanding all the times. The expansion of Real Estates sectors including apartments which are newly opened and more than 500 units have been reserved by Japanese, commercial buildings, housing projects, various office buildings as well as tourist attractions in the province are also increasing. The development of the future communication network, 3 express motor ways; Ayutthaya — Nakhorn Rajsima, Ayutthaya - Nakhornsawan, and 3 Ring Roads around Ayutthaya, being the railway station of high speed trains, and being an alternative for the World Expo 2020 of Phranakhorn Sri Ayutthaya Province are the key factors to enhance the potential investment atmosphere. We researched the needs of locals and the neighbors in depth and realized the increasing of buying power in this new target group.
With those potentiality, growth and positive factors, the buying power of the consumers in the province is immensely surging, especially; our location is close to the government offices where the customers automatically rise. Currently, our service areas are insufficient for the increasing of the customers while many Brand Name shops need to open their outlets in our Shopping Mall, however, we are unable to provide the spaces for them. Consequently, we have the plan to invest more by the budgets of over 1,000 million Baht to expand and re-design the new look of the Shopping Mall. In other words, we revolutionized the whole Mall and renamed it to “Ayutthaya City Park”.
Mr. Weerapong Patiporn, Managing Director of Contour Company Limited as the Architect Company designing the new look of Ayutthaya City Park from Ayutthaya Park mentioned the inspiration of this re-designing that the project has started since March 2012 by researching together with the working group of Ayutthaya Park. Prior to the re-designing, they had studied the potentiality of the location, lifestyle and leisure of the locals in the upper central part. We created the new dimension for the city, with this project, Ayutthaya people and the nearby provinces will have better lives, the city looks nicer. They have a place to get together, green areas and the pride of their hometown. As a result, Contour presented the changing of the city look by designing Ayutthaya City Park to be more than “the gateway to the North” and elevated the potentiality to be the actual Center of Lifestyle and leisure of the upper Central.
As the conceptual design is a Semi-Open Mall which finely mixed and matched between Close Mall and Open Mall, so it is one of the leading huge Shopping Malls of Thailand. The key objective of this change is to form the front door to be the living room where, from now on, people can come in to use the services through the whole day from morning-till night. It can serve as the meeting and relaxing places for the customers from the upper central areas being the Center of Life style & Leisure. The various parts of the projects can serve the demand of the locals such as the great events which include Count Down, Motor Show, Meeting places for friends, recreation venues and sports center. It’s a real city’s place which refreshes Ayutthaya by fulfilling energetic functions in every space of the project like providing more happy shopping area, extending entertainment mood from inside out, offering life style dining. The customers have more alternatives for their needs for instance, family dining and casual dining, Bar and Brew including activities areas like futsal fields, events organizing. This will be a new memorable place which can be modified to every function to serve the life style of every customer group. Moreover, we have the space to completely fulfill the CBD of Ayutthaya with the Commercial shop houses. These are the answers to all challenges from every sector like consumers, traders and the Shopping Mall.
Mr. Somphon Rattchathapimolchai, Business Development Director of Ayutthaya Park added that Ayutthaya Park has open been opening for over 15 years, so we clearly understand the needs of the locals. We have many business partners like Tesco Lotus, Robinson Department Store, 4 modern Cineplex, IT Park, Mobile and Computer Center, leading International Fast Food; McDonald, KFC, MK, Oishi, Shabushi, etc. with more than 400 shops, whereas, the continual activities; not only international concerts, boxing championship, OTOP but also launching of new products and services attracted over 80,000 customers per day.
After Ayutthaya City Park was redesigned by Contour, we tried the market and got a good feedback. The customers are interested to enlarge their business and increase their branches to the newly designed shopping mall including the existed tenants who need more space including International Food Court, Fashion Hall, Beauty Parlors, Education Centers and IT Parks in both close and open mall areas which open from early morning till late night, amidst the shady place with distinguish design. There still are modern commercial shop houses ready to use for show rooms, offices and residential areas which are the most advantages to all. The 3 standard futsal fields are to fulfill the Center of life style & leisure, new rendezvous of the locals and the vicinity. In addition, there is a Convention Hall with more than 2,000 square-meters, service areas which are increased to 145,000 square-meters and parking spaces for over 2,500 cars. These are scheduled to open in March, 2014.
