“Fragrant” Sales Grow, Indicates Baht’s Appeal for Foreigners

Bangkok--6 Feb--4D Communications Mr. James Duan, Chief Executive Officer of the Fragrant Group, revealed that the current political situation has not affected the company’s sales performance in any way. This is because Fragrant Group’s main customer base is comprised of foreigners. For its last project, the company was able to sell out its foreign quota. Currently, sales are at the average rate of 8 to 10 units a week. One reason behind the foreign customers’ buying decisions includes the weakening baht, which automatically lowers the price of condos. Some customers buy their units in cash, as they view this as a very economically opportune time. The company plans to launch a new project in the second quarter of 2014 – a plan that has not changed in any way. “Many parties may view that the prolonged political problems and the state of emergency will alarm foreigners, or violence will multiply so foreigners will choose to postpone their investments, or take their investment funds out of Thailand. But for Fragrant, we have seen the opposite effect, thanks to the steadily weakening value of the baht that has made purchasing decisions easier for some customers. Sales from foreign investors has thus bolstered and stabilized the company’s overall sales,” said Mr. James. New developments of Fragrant Property encompasses new innovations in residential living that is modern and environmentally sound, which has made condominiums under the “Circle” brand a trusted name in the market for many Thai and foreign buyers. Foreign buyers are especially interested in the eco-friendly quality of the condos, as this is the norm in many foreign countries. In Thailand, this is just the beginning of this eco-friendly type of development, and it is still rare to find such green condos. “Circle Living Prototype is the answer to such requirements. It is the first condominium project in Thailand to use solar cells to generate electricity to power the common areas, with the capacity of producing 60 kilowatts of energy each day – the equivalent of turning on 1,000 television sets simultaneously. In addition, the common areas boast energy-saving LED bulbs that only use 10 percent of the energy of regular bulbs. They feature a useful life of 70,000 to 100,000 hours, compared to regular bulbs that only last 700 to 1,000 hours. Also, the development is the first condo in Thailand to use double-glass windows that can eliminate noise and deflect heat and UV. It is able to produce up to 40 kilowatts of electricity per 1 square metre each year, including the use of a Super Multi Hot Water air-conditioning system that directs the heat generated from air-conditioning units towards making hot water for the residents. This is considered a very value-oriented project, as it saves electricity and provides useful benefits for the residents in the long term,” Mr. James concluded.
