TPARK enters dangerous goods warehouses business, aims to be leadership in the sector

Bangkok--16 Jul--PRDD TPARK has entered the niche market by offering service rental warehouses for hazardous substance and dangerous goods (DG) at its TPARK Bangna and TPARK Bangplee 1 projects. These facilities will help fulfill the needs of industrial operators that require the use of hazardous substance and chemical in manufacturing process. Furthermore, there're also demand for the DG warehouse from the logistics provider companies both domestic and oversea. TPARK is confident of achieving leadership status in this particular market in Thailand. "Dangerous goods warehouse can be considered a niche market in the warehouse for lease business," said Mr. Patan Somburanasin, Managing Director of TICON Logistics Park Ltd. (TPARK), the leading warehouses and facilities developer for lease in Thailand. "These warehouses are developed specifically to serve customers whose businesses involve chemicals and hazardous substance, thus requiring suitable storage places for these supplies as regulated by the Hazardous Substance Act, B.E. 2535 (1992). It can be said that TPARK is a pioneer in this market as well as Thailand's sole developer of DG warehouses that meet the safety standards defined by the Act." "TPARK saw an opportunity to enter this market back in 2011. Our data indicates that industrial manufacturing operations in Thailand require the use of over 79 different types of chemicals and hazardous substances as raw materials. Each year, Thailand imports over 3.5 million metric tons of hazardous chemicals while also producing domestically another 1.5 million metric tons. Many businesses across various industrial sectors require the use of these chemicals – including the automotive industry, auto parts, electronic parts, home appliances, petrochemical products, glasses, cement, concrete, tiles, ceramic goods, textiles, and garment. Additionally, logistics service providers who handle storage and delivery of hazardous goods also require warehouses that are specially designed for this purpose. This means that demand for DG warehouses has increased consistently, giving TPARK the opportunity to break into this niche market and achieve stable growth," said Mr. Patan. Today, TPARK developed 11 units of DG warehouses at its TPARK Bangna, which are all fully occupied, covering a total area of 16,890 square meters. Five additional units spanning 6,750 square meters are in developing process. There is also an additional of 4,350 square meters Built to Suit of the DG warehouse within the project. Ready to use land is available for future development. TPARK also has more Built to Suit of the DG warehouses at TPARK Bangplee 1, covering an area of 2,900 square meters. TPARK is stringently adhering to the Hazardous Substance Act and Regulations Issued and controlled by the Department of Industrial Works – including a minimum per-building space of 1,200 square meters, walls that can withstand fires for at least 90 minutes, floor loading capacity of more than 2,000 kilograms per square meter, use of water- and chemical-resistant materials, at least two emergency exit doors, a minimum roof height of 10 meters, use of materials that can withstand fires for at least 30 minutes, and the ability to vent heat and smoke. TPARK's DG warehouses also pack robust fire safety features, such as sprinklers, smoke detectors, explosion-proof lighting, and ventilation systems.
