Bangkok--13 Sep--C21 Century21 Thailand says Bangkok’s condominium market continues growing especially in Phloen Chit, Sukhumvit, and Bang Na areas with 76 percent of total sales and the average price of THB 100,000/ sq.m. Many developers develop new projects in Rama 4 Road and New Petchburi Road areas after discovering that its price is 3-5 times lower than in the center of Bangkok. Century 21 Thailand has become No.1 in Sales & Marketing Consulting and Land Trading and Investment management after the establishment in 2009 with currently sale volume at THB 13,500M. New 9 projects valued THB 25,000M will be launched in the market during Q3 & Q4 of 2010. Century21 Thailand targets more than THB 20,000M of total sales at the end of 2010 year. “The real estate market in Thailand in 2010 continues growing, particularly condominium market which demand is still strong. According to our survey, the most popular areas for the investors and home-buyers are Phloen Chit, Sukhumvit, and Bang Na which 14,937 units are on supply in the market currently with 76 percent are sold. The average price in these areas is THB 97,763 /sq.m. resulted from its high price of land.” said Kittisak Jampathipphong, CEO of Century 21 Realty Affiliates (Thailand) Co.,Ltd. The location advantage closed to BTS station is the main factor to push Phloen Chit, Sukhumvit, and Bang Na areas demand which the accommodation in these areas is accounted for 30 percent of Bangkok central area. In the near future, it is estimated that more than 2,500 units will be developed in Phloen Chit, Sukhumvit13, Sukhumvit 23, Sukhumvit 40, Bang Na, Ekamai and closed to On Nut BTS station, both inbound and outbound. “Now the condominium market is going strong in Phloen Chit, Sukhumvit, and Bang Na because of many advantages, e.g. office area and BTS routes, thus, it is convenient for the habitant to commute. However, because the high average price at THB 100,000/ sq.m., the average size of room is smaller and new projects will be developed in Rama 4 and New Petchburi Road areas which the average price of land is 3-5 times lower than Phloen Chit and Sukhumvit areas.” said Kittisak. He also added that Century 21 Thailand has managed about 20 projects condominium and provide land & investment services to property investors which the value is accounted for more than THB 40,000M in 2010. The company is able to reach THB 5,000M sales of condominium projects and THB 8,500 M of land & investment. At the end of this year, the company is expected to reach more than THB 20,000M of total sales. In Q3 & Q4 of 2010, Century21 Thailand has sales management programmed for 9 projects including projects in center of Bangkok, 6 projects in outskirt of Bangkok area and 3 projects in other provinces.
