Frasers Property deepens collaboration with SPX Express on new built-to-suit facility in Thailand

New 65,000 sqm facility in Samut Sakhon Province enhances logistics network capacity and connectivity for SPX

Frasers Property (Thailand) Public Company Limited or "FPT" has started construction on a new built-to-suit automatic sorting centre in Thailand for SPX Express (SPX), the leading logistics that empowers businesses across Southeast Asia.

Located at Frasers Property Logistics Center (Mahachai) in Samut Sakhon Province, the 65,000 sqm facility is designed to support efficient parcel circulation through a cross-dock and dual cross-dock configuration, enabling fast and seamless transfers between inbound and outbound operations. The development will feature over 200 loading docks and 24-hour operational readiness when fully operational, with its automatic sorting system expected to handle several million parcels per day. Completion and handover of the facility is scheduled for 3Q FY2026.

"We are pleased to lend our development expertise to SPX Express as they scale their logistics capabilities across Southeast Asia," said Peerapat Srisukont, Managing Director of Industrial Business of Frasers Property Thailand. "Frasers Property has a proven track record in delivering sustainable, high-quality industrial facilities that support the region's dynamic digital economy, including developments for SPX in Thailand and Vietnam. Our continued collaboration reflects SPX's confidence in our ability to deliver future-focused industrial and logistics facilities that effectively meet the fast-paced needs of e-commerce."

Frasers Property has approximately 345,000 sqm in ongoing and completed projects with SPX across four locations in Southeast Asia. This includes SPX's first 73,000 sqm sorting centre at Frasers Property Logistics Park (Wangnoi 2) in Thailand's Ayutthaya Province, and two facilities spanning 54,200 sqm in BDIP Premium Industrial Park located in Bin Duong, Ho Chi Minh City.

Most recently in October 2025, Frasers Property and SPX jointly announced the development of a 170,000 sqm automated sorting centre in Industrial Centre Yen My in Vietnam's Hung Yen province. The built-to-suit facility will become SPX's largest automated sorting centre in Southeast Asia when completed in the fourth quarter of 2026.

In line with Frasers Property's commitment to deliver sustainable and future-ready industrial assets, SPX's new facility at Frasers Property Logistics Center (Mahachai) will be developed to meet LEED Gold standards, integrating green design principles and energy-efficient systems such as a design that maximises natural daylight, a rooftop with solar photovoltaics, LED lighting and water-saving sanitary fixtures.

"This new facility marks another important step in strengthening our logistics infrastructure in Thailand," said Yada Intakanok, Director of Business Strategy of SPX Express Thailand. "This development reflects SPX's ongoing commitment to strengthening its nationwide delivery network to better serve users and businesses across the country."

"As we scale to meet growing delivery needs across the country, having a dependable partner like Frasers Property enables us to build with confidence and focus on long-term service reliability. Our continued collaboration reflects a shared commitment to supporting the country's logistics ecosystem with high-quality, future-ready developments," Yada added.
