Bangkok--24 Sep--AP (Thailand)
In a show of confidence in Thailand’s booming property sector, strengthened in part by rapid urban sprawl along mass rapid transit extension routes, AP and one of Japanese ’s largest property developer, Mitsubishi Estate Group (MEC) announce plans to jointly develop a condominium project 1 step to Talat Phlu BTS station. The fourth project under their joint venture agreement, this marks a new milestone in a partnership that has brought about mutual exchange of knowhow and sustainable growth insights. Combining Japanese-style architecture and common area features with insights into Thais’ living habits, Aspire Sathorn-Thapra caters to every aspect of urban living on a prime location right 1 step to Talat Phlu BTS station, with prices starting at 1.98 million baht. An exclusive presale is scheduled to take place September 27-28 for customers who register through www.apthai.com.
Mr. Vittakarn Chandavimol, Chief Marketing Officer, AP (Thailand) Public Co., Ltd. says that Thailand’s property market continues to show signs of recovery in the second half of 2014. The condominium market, especially, is experiencing a boom from rising demand in areas along the BTS extension route from Sathorn across the Chaophraya to Thonburi. AP and its partner, Mitsubishi Estate Group (MEC), plan to draw on a wealth of knowhow from past joint projects to build an outstanding development on the best location in Thonburi. Incorporating Japanese design principles to offer complete functionality alongside pleasing aesthetics in common areas, the project aims to answer all the lifestyle needs of urban dwellers.
Mr. Shojiro Kojima, Managing Director of Mitsubishi Estate Asia, a subsidiary of MEC, says that MEC’s foreign investments account for 16% of its total investment. Thailand is one of our most important key target among South East Asia’s countries. Mitsubishi Estate’s three previous joint developments with AP, worth 7,250 million baht in total, have all been a success in terms of meeting their sales target. Ongoing study of the Thai property market has revealed similarities between the lifestyles of Bangkokians and Tokyo residents, both groups tending to have small family, he says. Continuing urbanization along mass rapid transit networks also boosts the Japanese giant’s confidence in Bangkok’s condominium market, which offers relatively high growth potential and returns on investment compared to other markets in Asia. Past collaboration with AP, with its focus on professionalism and good corporate governance, is also a crucial factor in Mitsubishi Estate’s decision to continue with their joint venture partnership to ensure mutual long-term growth.
“The key highlight in our development of Aspire Sathorn-Thapra is that we will be building on our body of knowledge in project management systems, construction and project conceptualization,” says Mr. Vittakarn. “The latter aspect in particular is collaboration between AP’s product development team and architects and designers from Mitsubishi Jisho Sekkei, a leading firm of architects of Mitsubishi Estate Group Company. The two teams engaged in knowledge exchange and transfer and AP’s product development team then designed the new project based on the Japanese practice of integrating nature into every aspect of architecture and common area design. The goal is to create a unique residential project with diverse functionality in common areas and which caters to the living habits and lifestyles of Thai people.”
Located one step from Talat Phlu BTS station, the 3.3 billion baht Aspire Sathorn-Thapra features a single 30-storey condominium building on a 5.1-20.4 rai compound. The entire development incorporates Japanese design, with equal emphasis on functionality and contemporary aesthetics from the main entrance to the lobby and all through the rest of the common areas. The “PASS THROUGH” concept is seen in the Japanese-style covered entrance, which serves as a fortress against the hustle and bustle outside. The design of the walkway to the building embodies the “INTERLOCK–IN & OUT VISION” – connecting the interior with nature outside and providing residents with an esthetically pleasing walk way. “ENGAWA,” the concept of connecting the outside and inside, can be seen in the design of the lobby where residents can enjoy an airy space that feels close to nature.
Aspire Sathorn–Thapra comprises 1,219 units ranging from 23.5 sq.m. studios to one bedroom units with 26.5–30.5 sq.m. and two bedroom, one-bath units with 38-46 sq.m. All units offer neatly separated spaces including a well-ventilated kitchen and a bathroom with separate wet and dry areas. The development is conveniently located on Ratchaphruek Road, right next to BTS Talat Phlu and BRT Ratchaphruek stations and a short distance from The Mall Thapra, The Circle and Asiatique. Prices start at 1.98 million baht. A special presale will be held on September 27 and 29 exclusively for customers who register through www.apthai.com
