Bangkok--17 Oct--SET The Stock Exchange of Thailand (SET) has approved the listing, on October 18, of Urbana Property Fund (leasehold), the fourth property fund to list this year, in the Property and Construction Industry Group under the Property Development Sector. The company will use “URBNPF” as its trading symbol. URBNPF has, as its core investment, the Urbana Lung Suan Project. Urbana Property Fund (leasehold) has a total worth of THB 720 million (approx. USD 21 million), made up of 72 million investment units, priced at THB 10.00 each, SET Executive Vice President Mr. Vichate Tantiwanich said. Siam City Asset Management is the fund manager for URBNPF, which held an initial public offering (IPO) of the project’s unit trusts during September 25 — October 10, 2007, at THB 10.00 per unit. The firm’s policy is to pay a dividend no more than four times annually. If the fund has an annual net profit, the management company will pay dividends of not less than 90% of this profit. If the fund retains earnings, the management company may pay a dividend from these earnings. URBNPF’s primary investment is in leasehold rights for the Urbana Lung Suan Project. The fund plans to profit from the monthly rental fees derived from leasing its assets to Urbana Estate Co., Ltd. In future, the firm will be become involved in serviced apartments to which Siamphan Enterprise PCL and/or its affiliate have the exclusive rights and/or the leasehold rights. Principal unit holders in the fund are Siamphan Enterprise PCL, with a stake of 33.33%, and the Social Security Office Fund, holding 30.00% of total unit trusts.
